The missus is obsessed with trees. Insists we go for a walk among the bastards. I go past two and think, right, that's enough. But no, we have to keep going. Great stupid woody things they are.
 
How long will it take to recoup the investment? Will this mean ticket prices shoot up? Will this impact on transfer budget? Just look at Arsenal, a decade of under investment in the team which has resulted in very little silverware not to mention the highest ticket prices in Europe.

They built an entire new stadium, we're not.

They said it would be funded by an interest free loan of £115 Million, and it would bring in £20 million per year in extra revenue. So payback of just under 6 years*.

*Obviously this is a simplistic calculation
